I first met Courtney Molina at a fundraiser and remarked at how much energy she had. Seriously, Courtney is one of those people who really listens to you, focuses on what you’re saying, and makes sure you know you’re heard. It’s like talking to a sister or a best friend. WCR Luck of IrishJeff Lindigrin of Great Western Home Loans (they actually LIKE to lend money) reports a really nice turnout for the WCR Dallas St. Patty’s Day March mixer last week Thursday. But don’t be surprised when the “WTF” sub-committees take on a brave new world of sponsorship solicitation at the Charmin, Angel Soft and Cottonelle levels:

Our governing board and very special committees made all of the necessary preparations for a great St. Paddy’s Day party.

By this, I mean getting booze and food sponsors.

The event was held at the beautiful Bella Vita Custom Home built by Bella Vita Home Builders at 6830 Wagonner Drive in Preston Hollow. We had absolutely everything that approximately 75 thirsty and hungry Real Estate guests require except for… toilet paper.

Turns out 6830 Waggoner is a model home of sorts, and you know, models never use the restroom. But we did actually find one small partial roll stashed away, probably a left-over from building.  So the WCR “WTF” sub committee sprang into action, keeling into “emergency rationing mode”.  We wanted to be perfectly clear, this would be no Carnival Cruise Ship Triumph. 

How did we accomplish this?  We strategically posted mortgage loan officers at all bathroom entrances. After all, these professionals are experienced and trained in the art of handling objections from irate customers.

Finally, as the forces of nature broke down our walls, someone very bright suggested what we should have thought of earlier in the night: be resourceful. What’s the one thing we would have in abundance with a room-full of real estate professionals at hand?

Paper business cards.

So with this solution in hand (sorry), the party continued on without a wrinkle, though it did present a challenge to our networking skills.

And since this event, we have sworn to be better-prepared. Our “WTF” sub committee task force is soliciting for TP sponsorships at three new levels: Charmin, Angel Soft and Cottonelle levels.

CD: Where do you live? House or Condo? House style?

MT: Denton, we own a home, a traditional ranch

CD: And you drive a… let me guess, Range Rover?

MT: Ha! F150 King Ranch

CD: What’s you favorite ‘hood in Dallas and why?

MT: The M Streets – I love the architecture of the homes

CD: If you could move elsewhere in Dallas, or North Texas, where else might you live — what other neighborhood?

MT: Vaquero in Westlake

CD: We LOVE Vaquero! How the heck did you get started in Real Estate? Who’d you work for first?

MT: I was in college, broke and had a family friend that was doing very well in real estate, so I thought it may be a good fit. Started in the business as a buyer’s agent for The McKissack Group and I’ve just started my 14th year.

CD: Broke no more! What’s your worst sales nightmare? Just worst transaction ever?

MT: To have a deal fall apart after my sellers have packed and moved out. That stunk — literally!

I had a buyer’s loan get flagged for conducive conditions by the appraiser of a local bank the day before closing. I was knee-deep in the bushes wearing slacks and a button down cutting and tearing the greenery away from the house in the middle of August. After all of that effort and sweat, the house did not close on time and the seller had the utilities turned off late that day. Typically this would not have been a big deal but this particular house had 7 large Koi in a shallow pond in the backyard. On Sunday, I went to check on the house and found that two of the Koi had perished and the others were in bad shape. In order to keep the others alive, I fished the two deceased ones out. Bare hands. It was an unbelievably foul smell and three years later it is still with me.

CD: (holding nose) What’s your best/highest sale?

MT: $598,000

CD: How quickly have you ever turned a house?

MT: Three days from contract to close on a cash deal

CD: How much did you sell last year?

MT: $18.6 million on 94 homes

CD: Secret Sauce to marketing a house?

MT: We work with a lot of buyers and I will usually give them a day or two heads up prior to listing a home. Ideally we can double-side the home prior to it being listed on the MLS.

CD: If you ever change careers for an encore you’ll…

MT: Play on the senior PGA

CD: What is your favorite place for a second home? Do you have a second home?

MT: Currently own rental property, but would love to have a cabin in Vail or Beaver Creek.

CD: Fish?

MT: No fish!

CD: Love that place? How did you get into real estate?

GB: I have wanted to work in real estate since I was 15. I worked as an underwriter for Bank of America.

CD:  So a mortgage background. Nice. You specialize in…

GB: Everything. The first home I sold was $1,250,000 right off the phone.

CD: First home sold is over a million? Wow, you don’t mess around, do you? Tell us: What are some unique challenges that Realtors face in this market?

GB: The market is so hot, bidding wars, it’s such a fast market you have to be on top of everything to get your client into a home quickly!

CD: Where is home for you in Dallas?

GB: Uptown, I live across from the West Village condos.

CD: You lease?

GB: Yes, right now I lease because I move around so much.

CD: And you drive a … let me guess, Range Rover?

GB: Infinity Q50

CD: What’s your favorite ‘hood in Dallas and why?

GB: Park Cities and Highland Park, Lakewood. I love historical, 1920-style homes. I do love contemporary, too, but kind of a classic guy here.

CD: What was your best/highest sale?

GB: My very first sale — $1,250,000.

CD: Likewise, what was your most challenging or memorable transaction?

GB: Selling my parents’ home. We had four offers in two days, it was nuts. My mother was excited, upset, crying, happy, I told her it would all be OK, Mom.

CD: How quickly have you ever turned a house?

GB: Two days

CD: How much did you sell last year?

GB: Three plus million (oh how I like the sound of that!)

CD: What words of wisdom do you often share with clients?

GB: Selling your home is a process, an important and serious process, but I will make it as enjoyable and smooth as possible. Also you need a lot of patience. One of my sales, the lender pulled that night before closing surprise with “we cannot fund this loan.” I didn’t panic, I called Ben and we found a private lender. We postponed closing a week, but we got her done. Easy.

CD: If you ever change careers for an encore you’ll…

GB: I have been in this career for a year and I love it!

CD: Do you have a second home? If so, where?

GB: Not yet, but when I do it will be London and it will be a smart home loaded with technology. As much as I love history and everything old, I am all about high tech. But I will live in London one day, love the history.

CD: Just don’t go over by sea…

GB: Ha! That is my other passion: I am a Titanic historian.

CD: Really? How many people died on the Titanic?
