Luxury Sales Skyrocketed in 2014 Says Texas Association of Realtors

4326 Lorraine

Caroline Summers, the Briggs Freeman Sotheby’s agent who sold 4326 Lorraine, says that well-designed luxury homes in high-profile areas are seeing heightened demand.

Luxury home sales with prices of $1 million and up posted huge growth in 2014 according to the latest Texas Luxury Home Sales Report from the Texas Association of Realtors. In Dallas-Fort Worth, the sales volume of luxury homes was second highest in the state and grew 15 percent year-over-year. Dallas was a runner up to Houston, which had the highest volume of luxury home sales as well as the highest luxury home price growth.

The overall inventory of luxury homes in Dallas-Fort Worth shrank by 1.2 months in 2014, a trend that was seen across the market in North Texas, and luxury home sales represented only 1.2 percent of the market. Compare that to Houston, in which luxury home sales represented 2 percent of the market and were up 13 percent year-over-year.

Dallas 100 Gives a Nod to Small Real Estate Brokerages

Dallas100logo540

If it seems like the lists of top-performing companies in national business magazines are populated by industry mammoths and impossibly large corporations, it’s because they are. Sure, economies of scale can help a company realize success relatively fast, but these lists leave the real, tangible successes of small businesses in the shadows.

Recognizing that these regional brands deserve distinction, the Caruth Institute at SMU’s Cox School of Business came up with the Dallas 100™ Entrepreneur Awards. This list is populated by “the unsung heroes of our economy,” according to the Caruth Institute. Within this list of the 100 fastest-growing privately held companies in North Texas were two residential real estate brands that have been burning up shoe leather in their bid to succeed: Briggs Freeman Sotheby’s International Realty (No. 20), and CLAY STAPP + CO. (No. 80).

“The incredible growth and performance of the Dallas 100™ winners is a tribute to the dynamic and vibrant entrepreneurial community in which we live,” said Jerry White, director of the Caruth Institute for Entrepreneurship at SMU Cox. “The Dallas economy has been driven by entrepreneurs since its founding. With today’s entrepreneurs, investors and supporting professionals, the economic future of our area and beyond looks bright indeed.”

We agree, and it’s fantastic for these two regional brands to see such growth. Perhaps North Texas has fully recovered from the economic downturn now that we’re seeing brokerages post big numbers? At any rate, congratulations to Briggs Freeman Sotheby’s and CLAY STAPP + CO. on your Dallas 100 win!

9700 Audubon ext

Be still my heart. I have admired 9700 Audubon from afar, always gazed at its beautifully arched doorways and windows, flushed delirious at the grounds. Very classic Nicky Oates floorplan and construction, this is not only one of the most beautiful homes in Dallas, but also one of the most functioning. The home is listed with fabulous Betsy Stern of Briggs Freeman Sotheby’s International Realty. Sprouting 11,508 square feet, there are five bedrooms, seven full and one half bath, four formal area, media room, exercise room, five fireplaces, four car garage and a pool and spa that beckons year round.

But the interiors — you just cannot describe them with words. (more…)

4504 Bordeaux Front

This is just such an amazing opportunity to live in an amazing home! Were you looking for the perfect rental for your relocation to Dallas? Have a couple of kids and want to be in a great school district? Love architecture and midcentury modern design? There could be no more perfect home for you!

This Howard Meyer-designed three-bedroom, three-bath modern dream home was recently on the market for $1.2 million and you can rent it today for $6,495 a month! It’s listed with the gorgeous Dave Perry-Miller agent Charme Gallini.

Now, I may be biased, but I think that this wonderful time capsule of a home showed a lot better when it was on the Spring Modern Home Tour. There was furniture! Color! Perspective! The space was alive.

Today, well … it’s all very, very white.

Lease of the Week: ‘Love Affair Pied a Terre’ on McKinney Avenue

1999 McKinney 1006 View

A friend of mine has a nickname or code word for his house. He calls it the “sexy dojo.” I know, it’s silly, but I also know he’s not the only one who has a nickname for their home.

I do, too. My husband and I call our little domicile the “House of England,” which is both literal and fanciful, and makes our modest 1,300-square-foot home seem a lot more grand. But for our Lease of the Week, I’ve already nicknamed it for the lucky tenant: “A Love Affair Pied a Terre.”

Lease of the Week, Hollywood Heights Edition: The Pulse on Patricia

Many of you know I am obsessed with Hollywood Heights and the street that we live on. I love our neighbors, I love the trees, I love how our street is off the beaten path and many don’t know about it, and I love that it’s little and intimate. In fact, I have previously described it as a little slice of heaven.

But with only 16 houses on it and a housing market that is on speed, the chance to live on our street doesn’t happen often. Until today. Kate Looney Walters with Allie Beth Allman has a LEASE listing for a charming tudor at 6926 Patricia Avenue in the middle of this great street.

With 1,687 sq. feet and 3 beds/2 baths, it’s not a bad size for a 1931 home either. (more…)
