When a brand new listing in Odessa comes up for a home that is family ready, priced right, and feels like new construction, you bet your sweet bippy it becomes our Tuesday Two Hundred.

On the market for only four days, this home in the North Park Addition offers plenty of room at 2,460 square feet of living space. The four-bedroom, two-bath Permian Homes constructed home at 503 E. 93rd St., was built in 2009, but is so well maintained that it feels like newer construction. (more…)

3225 Turtle Creek A

An address on Turtle Creek Boulevard has a certain cachet in Dallas, and often come at a hefty price tag, so an affordable listing always catches my eye.

In today’s Tuesday Two Hundred, we’re looking at a high-rise condo at 3225 Turtle Creek Boulevard in the Renaissance on Turtle Creek. Unit 620B is priced at $259,000 with 1,154 square feet. It is a 2-2, located on the sixth floor of the south building, which has 16 floors. It is listed by Sue Krider at Allie Beth Allman & Associates.

The Renaissance is located near the intersection of Cedar Springs Road and Turtle Creek, in close proximity to Downtown Dallas, Uptown, Oak Lawn, and the Park Cities. In addition to urban lifestyle options, the condo is also steps from Lee Park and one block from the Beasley entrance to the Katy Trail. The actual Turtle Creek has green spaces, parks, and walking paths, as well.

For this week’s Tuesday Two Hundred, we’re looking at a hip downtown loft, 1001 Belleview Street #401. This condo is located in the Beat Lofts, a 10-story, 75-unit building in the heart of the revitalized South Side neighborhood, also known as the Cedars.

This corner unit is a 2-1.5 and 1,336 square feet, listed for $299,999 by Natalie Newberry at Clay Stapp + Co. I love the marriage of urban and midcentury styles in this loft. Jump to read more!  (more…)

001_Building ExteriorThe city of Lewisville is spending millions of dollars to revitalize its historic downtown area, and developers are flocking to the northern suburb. Today’s Tuesday Two Hundred takes us to the Belleville Village development near East Main Street and East Mill Street, to a new townhome at 313 S. Kealy Street.

Listed for $209,000, this three bedroom, three-and-a-half bath, two-story townhome is 1,827 square feet, one of six like it coming on the market in Uptown Village Lewisville. The brick exterior mirrors the look and feel of downtown Lewisville, and the aesthetic is a historic, urban look.

“This is going to be a walkable area, like Shops at Legacy or in Coppell,” said David Maez, Broker and Co-Owner at VIVO Realty, which represents the developer. “Our company really wanted to showcase the lifestyle that this development and downtown Lewisville will offer.”

Today’s Tuesday Two Hundred takes us just north of White Rock Lake in Lakewood to 7325 Rutgers Drive. This fantastic East Dallas neighborhood is full of other handsome midcentury houses like this one, but few are priced as competitively: With a recent price reduction, it is now listed for $299,900, or $185 per square foot. Nearby comps have been averaging almost $200 per square foot.

Built in 1960 and recently updated, this brick house is a 3-2 with 1,617 square feet sitting on 0.178 acres with lovely, mature trees. Located within walking distance of the new playground and splash park at Ridgewood-Belcher Rec Center, this University Terrace property is in the Lakewood Elementary, Long Middle, and Woodrow Wilson High School zones. Nearby private schools include Zion Lutheran, St. Thomas Aquinas Elementary, and Dallas Academy. The neighborhood has a Fourth of July parade and a Halloween party for local kids. Needless to say, the area draws many families.

1511 Seevers D

It’s not news that real estate in North Oak Cliff is hot, hot, hot, especially Kessler Park, Bishop Arts, and Winnetka Heights.

But there’s an up-and-coming neighborhood east of Interstate 35E and a half mile south of the Dallas Zoo that is darling and much less publicized: Beckley Club Estates. This community of about 150 houses, described as “a quiet haven of winding, tree-shaded streets, one-lane bridges, and gently sloping hills” is home to the newly listed property at 1511 Seevers Avenue.

This 2-2 Craftsman-traditional hybrid was built in 1935 and renovated this year by owner and listing agent Greg Hutchinson at Ebby Halliday Realtors. The main house is 1,259 square feet, with a 400-square-foot finished basement, and 250-square-foot guesthouse with full bath and kitchenette. Its list price is $260,000. (more…)

After not mentioning the Claremont neighborhood for a while, we’re suddenly seeing gem after gem go on the market there. It’s one of my favorite residential areas in East Dallas, with Midcentury personality, mature trees, and memorable style.

The 1962 ranch-style house at 8526 Sweetwood Drive just came on the market Oct. 31 after an extensive renovation, and it’s got loads of charm packed into its 1,773 square feet. Marketed by Ben Fluno of Chris Arnold Premier Realty for $242,500 (it dropped $2,500 today), I’m actually surprised it’s still on the market. Take a look and I think you’ll agree.
