One of the largest rezoning proposals in Dallas history, the Oak Cliff Gateway is a tremendous effort to polish and brighten North Oak Cliff’s more public face that has been several years in the making

But not everyone sees the Gateway plan as the best way to redevelop Oak Cliff. Its lack of building standards grates the Old Oak Cliff Conservation League, which pointed to the new Magnolia apartments as an example of how a new development can be completely out of character in an established neighborhood. And many residents feel burned by the Bishop/Davis rezoning, which has several flaws that are yet to be addressed. Likewise, it’d be naive to assume that the proposed gateway will only have positive impacts on the neighborhood.

Ah, Oak Cliff – my how times have changed … and fast!

There was a time that there were only about two or three areas anyone outside of Oak Cliff had heard of, let alone would think about living in – those of us who have been over here a while called it the “Ooooo” factor. “Oooooak Cliff?” They’d say, with raised eyebrows.

The inevitable first question:
“Isn’t it dangerous”? No

Followed by the second and third questions: “Where do you shop for groceries,” and “Where do you eat”? We did have some decent options, actually.

Well, those times seem to in the rear-view mirror, as even national and international media is picking up on the “Brooklyn of Dallas.” We’ve even been called that hipster of hipster part of Brooklyn, Williamsburg. Not sure we’re there yet!

If a stranger talks to an Oak Cliff homeowner about the neighborhood for a few minutes, eventually he or she will boast about one of two things: the arrival of the newest critically acclaimed restaurant in the Bishop Arts District (which changes every few months) or a streetcar that will soon connect the neighborhood with downtown Dallas.

However, the latest development on the $51 million streetcar project set to debut early next year seemed to surprise some residents: It will only operate weekdays until 7 p.m., and make only four stops before it terminates at the corner of Colorado and Zang, just east of Methodist Medical Center.

Though the stops will service a swath of new apartment communities just south of the Jefferson Viaduct, the streetcar’s final destination isn’t exactly the nexus of North Oak Cliff.

Sure, Winnetka Heights is one of the pricier neighborhoods in North Oak Cliff, with some of the larger Prairie-style homes going for $400K plus. If that’s a shade too rich for your blood, but you still want a spacious family home you can enjoy for years to come, then you’ll love this adorable traditional at 411 Montclair Ave.

There are hardwood floors and fresh paint throughout the first floor, and beautiful period-style light fixtures that fit this 1930s traditional just right! The fireplace is perfect, too, and it, along with the rest of the first floor, sports fresh paint.

French doors separate the dining and living areas, and between the kitchen and dining room you’ll find a butler’s pantry that is perfect for storing your china collection and all those dishes you’re dying to use for your first dinner party. Outside you’ll find a large, lush backyard and a fantastic little covered porch, but you’ll notice one thing is missing — covered parking or a garage. Sure, there’s a little storage building, but there’s no secure parking. For some people, that’s a deal-breaker, but for those who were planning to bike everywhere in the first place, it’s not a huge problem. Of course, if you wanted to add covered parking in the future, you’ll have to jump through a few hoops because this home is located inside a historic conservation district.

In all, though, this home is fantastic for someone who is looking for a family place in a great neighborhood in North Oak Cliff! What do you think?

In a lot of the more gentrified neighborhoods throughout North Oak Cliff, finding a deal is getting harder and harder. Many of the homes in decent shape throughout Winnetka Heights, Kings Highway, Kessler Plaza, and Ravinia Heights have been bought up and fixed up, and sometimes even flipped by folks with the know-how to do so. And of course, because of the sought-after neighborhoods in which these gorgeous homes rest, well, there’s a price to go along with that address.

Not so in the up-and-coming Sunset Hill neighborhood. This is a fantastic and often overlooked neighborhood that has tons of active homeowners within its borders. It’s bounded by Hampton Road on the west, Jefferson Boulevard on the north, Waverly Drive on the east, and Clarendon Drive on the south. It’s the neighborhood surrounding Sunset High School, which is on its way to being declared a historic landmark just like Adamson High School, another North Oak Cliff DISD campus.

This fantastic neighborhood is just next door to Winnetka Heights, but the prices of the homes in Sunset Hill are much more reasonable. Check out this prime example at 300 S. Montreal, listed by Dallas City Center Realtor Christina Bristow for a recently reduced $239,000. That’s a steal for a home with tons of great historical details such as this one. This home has tons of room and fantastic location, putting you within biking distance of both the Hampton Road Tom Thumb and the Bishop Arts District to the east. You’re also just south of Jefferson Boulevard, which is a straight shot into downtown should you need a close commute into the city center.

“It is one of the first renovations to this level in Sunset Hill, which is a neighborhood that flanks Winnetka Heights,” Bristow said. “This Arts and Crafts home has a huge wrap-around porch and eye-catching drive up. Interior renovations include hand scarped hardwoods, crown moulding, renovated kitchen with granite and stainless, renovated bathrooms, and a huge master suite.”

We agree with Christina that this home has some really fantastic updates, including fresh paint that is a wonderful neutral gray/green, a popular shade right now. Several areas of this home have been opened up, especially the living and dining rooms, which now have tons of light moving through them. With three bedrooms and three full baths over 1,850 square feet, this home has plenty of open space without sacrificing a cozy atmosphere. There are two living areas, two dining areas, an updated kitchen and a wonderful backyard with a privacy fence. There is only one downside to this property, and that’s covered parking. It’s easy to add though, and considering the price, you’ll have plenty of budget to do so.

I do love the tons of windows in this home, which benefits from that extra light most noticeably in the living room, breakfast area, and kitchen. Still, strategic lighting provided by recessed fixtures, as well as windows, help keep the rest of the home airy. The French doors that lead to the back patio also add more light and a great way to appreciate the backyard, a blank slate perfect for a gardener.

There’s tons to love about this home, and I’m sure everyone can find something they adore about it, not the least of which is its location. What do you think?

We’re constantly on the lookout for great deals all over Dallas, and sometimes we find them where we least expect. Take this gorgeous Prairie-style two-story in Winnetka Heights for example. This neighborhood is so heavily sought-after, we thought for the longest time you couldn’t find a good-sized family home for under $300,000 in this historic district.

We’ll be the first to admit we were wrong!

This adorable home, which is back on the market, is at 326 S. Edgefield in North Oak Cliff’s most popular historic conservation district. It’s listed by David Griffin Realtor Diane Sherman for a more-than-reasonable $279,900. This home is spacious, with almost 2,600 square feet in its two-story layout. You get four bedrooms, two and a half baths, formals and a lovely open kitchen that leads to a fenced backyard.

The only downside I can see to this property is the upstairs carpet and the lack of covered parking. Now, if you’re resourceful, you’ll buy this property and put in a rear-access garage and workshop, one that will have an air-conditioned art studio. In fact, maybe you can get the amazing Winnetka Heights design-build team at ThrasherWorks to come up with an amazing plan that will stand the test of time and look absolutely brilliant, too.

Tons of details remain in this tastefully updated 1940s home, including the archways that transition from room to room, and the lovely wood floors. Some of the light fixtures feel out of place, but that’s easily fixed. The kitchen has plenty of updates, with bright white cabinets, granite counters, an ample eat-in island, and a five-burner gas range and oven with built-in microwave.

The master is a decent size, and both full baths are upstairs with the powder room down. It’s no secret that I despise wall-to-wall carpet. I just feel like if I want carpet, I want the option of laying down a rug instead of dealing with a carpet that ages so quickly and attracts allergens. Still, I love the dual closets and the windows.

The master bath is a vintage-looking remodel with gorgeous tile. Not so crazy about the configuration of the shower, the single pedestal sink, and the ugly frameless mirror, but the bathtub is perfect. I think this simple style should be used more often, that’s for sure.

The backyard, which you can access through the French doors off the kitchen, is shady thanks to the canopy of trees, but you’ll adore the deck. Otherwise it’s a bit of a project considering how many unruly saplings are popping up. Still, this home is a total value and with the right buyer, would be a fantastic investment!
