Dallas Developer Monte Anderson Named First Urban Pioneer by Planning Council

On Tuesday night, the Greater Dallas Planning Council honored North Texas developer Monte Anderson with its inaugural Urban Pioneer Award at the Urban Design Awards.

Anderson is the president of Options Real Estate, a multi-service real estate company that concentrates its work in southern Dallas and Ellis counties, specializing in creating sustainable neighborhoods that invite “gentlefication,” as opposed to gentrification.

Here’s a great working definition of “gentlefication”:

Moving into a neighborhood in an effort to reduce crime, create harmony, and build community. As opposed to “gentrification,” which changes neighborhoods by forcing out low-income residents with high-income folks seeking the next hip thing. Gentlefication helps long-term residents take back their neighborhoods, stabilize property values, and build safe spaces for their children and grandchildren.

“The award means a lot because it means people are staring to recognize that incremental development, or ‘microsurgery’, not big silver bullet deals, works in our southern Dallas neighborhoods,” he said. “My approach is to come in and get other small developers and entrepreneurs to come in very early and be a part of the change. These are the people who make it cool, like artists and restaurateurs, and they [usually] end up not owning anything and getting pushed out in the end.” (more…)

German native and President of Bauhaus Custom Homes, Marc Kleinmann, moved to the United States in 1996. His father was a real estate developer so the industry has been in his blood for quite a while.

Kleinmann took a hiatus from the housing/real estate industry, working in advertising for the first few years after immigrating to the US. He slowly returned by flipping a few houses at a time and eventually building spec houses. In 2007, during the economic downturn, he started Bauhaus Custom Homes.

“Downturns are good for any industry. It forces people to rethink and retool how they do things; they learn to do them more efficiently,” says Kleinmann. “Building a house is a team sport,” he continues. Bauhaus started out small but as the economy improved, it has taken on more projects and more staff to collaborate on home building projects from start to finish.

People are willing to use more non-traditional decor and finishes than in previous years, and Danuser attributes this to social media and the popularity of home improvement shows. He says his clients can now visualize things they might not have otherwise been able to imagine themselves, and because they can see what these ideas actually look like, they are more willing to go for it in their own homes, he said.

Crescent Estates, the developer who built the Courtyards at Normandy, will construct an 18-home luxury development on Forest Lane.

Word comes that the custom home builder that has signed on to build 18 luxury custom homes on the almost 4 acre site on Forest Lane just sold by Unity Church of Dallas is none other than Crescent Estates Custom Homes, the very same developer that built the Courtyards at Normandy in University Park.

The development, which will be called 6600 Forest Estates, was part of the 11-acre Unity Church of Dallas Campus. Charles Hicks, who purchase the property in a deal facilitated by Solender Hall Real Estate, has had the land rezoned for planned development. Crescent Estates is known for European-style homes with top-of-the-line finish-out, including museum-quality interiors, and attention to detail both inside and out. We have a feeling that the homes proposed for the Forest Lane development will be similar in construction if not in style to the Courtyards at Normandy.
