Anyone who lived in North Texas in the early 1980’s remembers the murder of Betty Gore, and the murder trial of Candace Montgomery, the woman who killed her with an ax. The petite, non-descript Wylie housewife was acquitted in 1980. She claimed self-defense. I attended her trial as I was working, at the time, for KDFW-TV. Then, as now, the case enthralled me.

We’re hearing so much about inventory being super short and homes moving faster than the speed of light, I just want to tell the real estate market this sometimes:

thank-you

So I am almost certain that this home will get snatched up in the blink of an eye. It’s a fantastic family home that has everything you need to settle into life in the ‘burbs. Are you listening?

Oprah Tell Me more

OK. Now, from the outside, it looks like your typical suburban home in Collin County. Two stories, brick facade, tree in the front yard with a small lawn. And yeah, I guess it is your typical Allen home. You’ve got four bedrooms, two and a half baths, a two-car garage, and more than 2,500 square feet to move around. Lots of windows, hardwood floors, and Brookside is a fabulous neighborhood.

Seems simple enough, right? It’s a little predictable, sure, but that’s the beauty of this home. You know? It’s comfortable and still cute, like a brand new pair of UGGs. Put them on and pad around the house a bit and you’ll feel like this:

oprah has all the feelz

And you know what? This home is such an incredible value for its size. Listed by Vivo Realty Group’s David Maez, 1202 Heather Brook is priced at $229,000.

Oprah stunned

I know, right? That’s $91 per square foot for a home with excellent schools and a large, fenced in backyard.

1202 Heather brook Living

1202 Heather brook Kitchen

It’s a super comfortable family home, a place where you can loosen your tie and relax at the end of the day. It has plenty of space for you to decompress, as well as a home office just off the entry. It has a lovely gas fireplace, too, which is wonderful for the kind of winter we just can’t seem to shake here in North Texas. The living room is open to the dining area, which leads to the kitchen. Built in 1999, this home has the original cabinetry and has tons of light. There are Corian solid surface countertops, too, a refreshing break from your bland builder-grade granite.

1202 Heather brook Master 1202 Heather brook Master bath

The master bedroom is upstairs, and it’s a good size at 17 x 14. It gets plenty of light thanks to the oversized windows, and is large enough to accommodate oversized furniture, too. The five-piece master bath is sizable, but a little bland. It has a large dual vanity with tons of storage. Sure, it has white on white tile and oak cabinets, but you won’t really care because you can light a candle, dim the lights, put in some bubbles and pour a glass of bubbly and everything looks juuuuuuuust fine.

oprah-bathttub

With a nice covered porch and a spacious backyard, this is the kind of area you can just set the kids loose in when you need a break. Two large trees add plenty of shade, too, which is great for keeping your energy bills manageable.

Overall, this is a fantastic home that just hit the market last week and will move fast!

Abby Way Front

Ebby Halliday Star Realtor Cathy Browne sent us this listing late last week, and we ooh’ed and ahh’ed over it. Seriously, this home in the highly sought-after Cumberland Crossing neighborhood of Allen with creek frontage is so charming that it was already under contract after just one day on the market.

That won’t keep us from ooh-ing and ahh-ing over this beautiful 3,664-square-foot home in one of the prettiest little cities in North Texas. With a grand staircase at the entry, wrought iron details, hardwood trim, and gorgeous hand-scraped floors, this home would be beautiful just plain empty. But thanks to expert staging advice from Browne, this beautiful estate-worthy abode at 1484 Abby Way shows like a dream, which was on the market for $465,000.

Abby Way Entry Abby Way Dining Abby Way Family

It’s the perfect family home, too, with four bedrooms, three bathrooms, formals, an office, a huge family room, and a media room upstairs. And who doesn’t want their own wine grotto in their home? There is plenty of room to work and to play, that’s for sure.

The kitchen was built to feed crowds of kids or adults, and has a huge island that can accommodate a fabulous spread or even a few kids that need some supervision during homework time (you know what I’m talking about, right!?). With gorgeous hardwood cabinets, stainless steel appliances, and thick granite counters, this kitchen is as solid as a rock. You’ll love the gas cooktop and built-in ovens, too.

Abby Way Kitchen

The master suite, which is on the first floor (great for families with older kids), is sizable at 19 x 14, and sports a perfect bank of windows to let a little light in when you need it. It’s large enough for oversized furniture, too, and would look fantastic with some longer, more dramatic drapes and a wall-mounted TV instead of a bulky armoire.

Abby Way Master Abby Way Master 1 Abby Way Master Bath 2

The five-piece master bath makes the suite a true retreat, with a soaking tub with room for two, a nice stand-alone shower, and his-and-hers vanities. The tile and cabinetry are a perfect match, and the huge walk-in closet is large enough for both spouses, but we know how that often works out …

Upstairs there’s a media room and on the landing you’ll find plenty of space for your billiard table and poker night games. It’s wonderful for sleepovers and hangouts, and it’ll be fantastic to have your house be the one where all the kids want to play.

Abby Way Media Abby Way Billiard Abby Way Backyard

The backyard is great for entertaining, too, but lacks a pool. Still, your $600 annual HOA dues will give you access to all the community amenities you crave. And while this beauty has already been snatched up, you can call Cathy Browne about finding your perfect Allen home today.

TJCH Finally Home

What better way to show some love than to donate to a very worthy cause? We can’t think of anything that matches the feeling we get deep in our hearts when we help those who have sacrificed so much to protect our nation and freedoms. That’s why we’re spreading the word about Operation FINALLY HOME, a nonprofit dedicated to providing a home, free and clear, to our nation’s military heroes.

The organization, in partnership with Tim Jackson Custom Homes, is building a home for Sgt. Stephen Jackel, a decorated veteran who has received numerous awards including a Purple Heart, and ARCOM-4 for Valor, two bronze stars, and an Afghanistan campaign medal.

Jackel, who is originally from San Antonio, served multiple tours in Iraq and Afghanistan. When on patrol in Afghanistan in 2011, Jackel was in a convoy that hit an IED. Jackel was able to get his team to safety, but lost his legs in an attempt to put a fire out in his vehicle.

His amazing courage hasn’t gone unnoticed, and Operation FINALLY HOME is working to build a home for this hero and his family.

Jackel Family“It is an honor to provide a home for this brave young man and his family,” said Tim Jackson, president of Tim Jackson Custom Homes. “It means so much to be able to give something back to this local hero in appreciation for his service and sacrifice to our country.”

The nonprofit is trying to raise money for materials and furnishings for Jackel and his beautiful family, all of which will be provided free-of-cost. If you’re interested in contributing, RE/MAX Realtor Amy Hillock is hosting a “sign a stud” event on Feb. 13 at the Little Elm job site. Team Jackel is hoping to raise $5,000 by March, and this event, where for $5 you get to sign the studs of the home before the drywall goes up, should make a big dent in that number.

“It is a wonderful opportunity to help out a true American Hero and leave a little message or blessing for the family,” Hillock said.

Of course, Operation FINALLY HOME is accepting in-kind donations of materials and furnishings, so you have more than one way to contribute. Find out more about Sgt. Jackel and watch the progress of their new home on their Facebook page.

1809 Provine Front

This home is truly a labor of love, and it shows! This amazing Tuscan-style estate in McKinney took three years for the owner, an artist, to design and build. It has so many gorgeous and warm, intimate rooms to fall head-over-heels for, and trust me, this home is romance with a foundation and walls.

From the lush landscaping that surrounds the 4 acre lot, to the finishes and tile work, you’ll be transported to an Italian countryside with this 7,600-square-foot masterpiece. It has five bedrooms, four and a half baths, and some incredible touches you don’t often see outside of luxury resorts.

1809 Provine Courtyard

This property in Provine Farms Estates is marketed by Patton International Properties Realtor Myla Patton for $1.75 million. To me, considering some of the amenities this lovely home offers, it seems like an absolute steal! Considering the three-car garage, as well as the stocked pond, gorgeous outdoor spaces, and picturesque courtyard, 1809 Provine would be an excellent bed and breakfast. It certainly has enough visual interest throughout to be a magnet for honeymooners.

1809 Provine Living

I love the exposed and painted beams, the plaster walls, and the incredible stone work in the kitchen, which has painted cabinets and high-end stainless appliances as well as a cool stainless steel island counter top and a painted wrought iron pot rack. Most people would be put off by the many different materials and patterns on the floor in this home, but to me it just makes it feel more like an artist’s haven — a muse, or source of inspiration.

1809 Provine Kitchen

You know where you won’t lack inspiration, though? The master bedroom. This is absolute romance, with exposed beams in the ceiling, a two-sided fireplace, and amazing views of the property. In the master bath you’ll find one of the sexiest tubs I’ve ever seen. It’s a sunken tub encased in glass mosaic tile. Imagine having a soak in that gorgeous thing, right next to a fire … just incredible!

1809 Provine Master 1809 Provine Master bath

If you’re looking for resort-worthy amenities, all you have to do is go outside to the patio and outdoor kitchen, where you’ll find a pool that has both a beach entry as well as a swim-up bar and a water feature. Pure romance!

Where would you fall in love with this home?

Cathy Browne is probably one of the most attentive, easy-to-talk-to Realtors you will ever meet. Of course, that’s because she feels communication, no matter what the deal or location, is super important. It’s no surprise then, to find that Browne, who once was a flight attendant for Delta, is one of the highest-performing Ebby Halliday Realtors in her Preston Plano Parkway office.

A top-notch marketer and an agent who knows how to find the best deals for her clients, Browne has a lot to be happy about, especially her numbers for 2013. We hope Browne has an equally amazing 2014, too! Find out more about this incredible Ebby Halliday agent who knows Allen and Collin County like no one else after the jump!

CandysDirt.com: Where are you from?

Cathy Browne: I grew up in Auburn, Ala. (War Eagle!) I moved to Dallas from Atlanta, where I was a flight attendant for Delta and traveled both domestically and internationally.

CD: How did you get into real estate?

Browne: Delta closed their base in D/FW Airport, and my mother (a broker in Hilton Head, S.C.) suggested I try real estate. There are a lot of similarities in that you are meeting and talking with different clients, builders, VIPs, and other agents all the time — good communication is the key. I loved it right away!

CD: You specialize in luxury sales in Allen and Collin County. Tell us: what are some unique challenges that Realtors face in this market?

Browne: Right now, the biggest challenge is finding inventory. I sold every listing I had in December, and am putting new listings on now. We have clients who can’t find a home, so some clients are choosing to build.

CD: Where is home for you in Dallas?

Browne: I live in West Allen. We really love the area–the schools, the homes, our neighbors, and the small town atmosphere. It’s also very convenient to get to Plano, Dallas or wherever we need to go.

CD: And you drive a….let me guess, Mercedes Benz?

Browne: I love my Lexus RX350. I usually have kids, dogs, signs, etc., in the car with me! There’s a joke about our parking lot at Ebby looking like a Lexus dealership!

CD: What was your best/highest sale?

Browne: $800,000, a gorgeous, designer’s home on 3 acres.

CD: Likewise, what was your most challenging or memorable transaction?

Browne: There was one that turned into a triple deal! After one of my sellers got a contract on their home, they went to dinner with friends and jokingly asked “Does anyone want to sell us their home?” and another couple raised their hand and said “We do!” We worked out a deal for them to buy their friend’s home, and then I had to go find that family another home in Allen quick. It was crazy!

CD: How quickly have you turned a house?

Browne: I have sold several to the first buyers who viewed them, and some before they went on MLS.

CD: How much did you sell last year?

Browne: I am always highly ranked in my Ebby Halliday office, and expect that 2014 will be another great year for me. Last year started out slow, but ended with a bang! I was named the #1 Top Individual for December!

CD: What words of wisdom do you often share with clients?

Browne: I ask them to come up with their “wish list,” tell them not to worry or stress out, and that I will be there with them through the whole process–all the way to closing. And even afterwards to provide vendor contacts and support!

ICD: f you ever change careers for an encore, you’ll …

Browne: I might become a writer and write a book! It will be called “So You Want to be a Realtor?” and I’ll put all the crazy stories and experiences I’ve had in there! When different things happen, my agent friend and I always look at each other and say “That is one for the book!”

CD: Do you have a second home? If so, where?

Browne: We own an ocean-view timeshare in Ko Olina, Hawaii, and we love going there as a family every year. It always reminds me of my wonderful Delta layover days!
